I think the problem is that you have the address as “SW 6th Street” when it should be “SW 6th Avenue”. All the numbered streets became “avenues” in the great renaming. Try changing it to 537 SW 6th Avenue and see if that works.
The Sanborn Map from 1950 shows that the interior and roof of the theater were damaged from the fire, but the building survives to this day and is visible in the aerial imagery. It was the adjacent buildings to the east and north that were completely burned down, which contained a billiards hall and bowling alley, and probably was the home of the skating rink referenced in the news article. Those are now home to a food cart pod.
