The picture cannot be the theater. This building is located on a corner, which 3037 is not. The photo shows the theater which was located at 3301-3303, which the 1909 Sanborn shows held the Grand Leader No. 3. 3045 did exist, but does not exist any longer. At least through 1909, Cardinal Ave did not go north of Olive. The 1909 map shows 3045 as the west side of a 3 story duplex, which was likely replaced by the Lincoln.
This whole area, especially north of Olive, changed a lot after about 1910. All of the old houses were replaced by mostly automotive related buildings on Locust, streets were realigned, and all the houses on Olive were replaced by businesses. Unfortunately, St. Louis was not mapped again until 1951, long after all these changes took place, and indeed after the area had started to decline.
The building on the corner, which is clearly automotive related, appears to date from the 1920s, and uses 3041-3043. Since the Lincoln is listed through the 1929 Yearbook, it’s likely that 3037 was indeed the Lincoln.
The 1926 Yearbook gives the address as 3045.
